Chris Dix; located in Grand Junction, western slope of
Colorado. The western slope is in a really
unique position in relation to the rest of the US. The Grand Valley has
a century history of being counter-intuitive economically compared to
the U.S. in general. Right now in western Colorado, we are in
an ever so mild recession, only because of the rest of the nation and
the energy industry. We
are nothing like Florida, California, Arizona, Nevada; or most
especially Michigan. We have more
petroleum resources than under west Texas, for instance. Our
foreclosure, default, and property value stability is so much better
than the free fall seen everywhere else. We have a less than 4%
residential vacancy rate and forecast to stay that way. Average
depreciation for a single-family, three-bedroom, two-bath,
two-car-garage home in Mesa County on a quarter-acre plot from 2007 to
2008 was 5 percent. 94.5% of the Work Force in Mesa County is employed.
